Please confirm that you fully understand these clauses and that they are not unfavorable to you before signing.d. Once you sign the contract, a refund of the key money and rent is not possible, even if you cancel the contract the next day. Sign the contract after careful consideration and understanding thoroughly. e. The only person that can live in the rented room is the contractor whose name is written on the contract. Be sure to get permission from the landlord when someone besides the contractor will be living with you.f. Monthly rent is pre-paid. According to Japanese custom, rent is pre-paid on a monthly basis (next month’s rent is due by the end of the previous month).g. You must inform the owner one or two months in advance if you intend to leave the room (Make sure to check your contract agreement regarding this). If you leave the room without any advance notice, an additional 1 to 2 months of rent may be charged by the owner. This sum of money is usually deducted from the deposit money.h. You must leave the room in the same condition as when you moved in. If you have put nails in the wall, or left any stains in the room, you will have to compensate for the damage. To avoid any issues, clean the room thoroughly and have the landlord inspect the rooms. After clarifying deposit issues, return the keys to the landlord. The deposit money will later be refunded after subtracting cleaning fees. In order to sign a housing rental agreement, you will need a guarantor. In general, you are responsible for finding a guarantor on your own. However, if you have just arrived in Japan and are unable to find a guarantor, you may utilize guarantor services introduced by the Waseda University affiliated Waseda University Property Management Corp.
